Policies and Rules

Policies

  • Rates subject to change without notice; all sites and site-types are subject to availability.
  • Electricity will be sub-metered for stays of 30 days or more at actual cost.
  • Electric deposit of $100 required for monthly stay or longer.
  • Free Wi-Fi access is available and must be used responsibly. Login information will be provided with reservations. 
  • Cash and Credit Cards are accepted for daily, weekly and monthly stays and all reservation deposits. Personal checks may be accepted on a case-by-case basis. 

Cancellation and Refund Policies:

● Daily & Weekly RV Site cancellation policy: Reservations canceled more than 14 days in advance of arrival will incur a $15 + 3.5% cancellation fee. Reservations canceled 7-14 days in advance of arrival will incur a cancellation fee of one night’s stay + 3.5% service fee. No refunds within 7 days of reservation. No refunds after reservation has started.

● Cancellation for Monthly Reservations: Reservations canceled more than 30 days in advance will not incur a cancellation fee. Reservations canceled 30 or less in advance of arrival will forfeit the Reservation Deposit of $100 + 3.5% service fee.

● No refunds for early departures.

RV Park Rules

  • Occupancy for Monthly Sites is 2 Adults
  • Monthly Guests Must Be Adults, Minors are allowed on an case-by-case basis.
  • Observe and obey all posted signs throughout the park.
  • Any criminal activity of any kind, or if the presence of police is required at your RV site for any reason other than a medical emergency is cause for immediate ejection from the park.
  • Please respect guest’s privacy by not walking through occupied sites.
  • All waste disposal hookups must be sealed with all hoses and connections free of leaks. No loose hoses in sewer clean-outs.
  • Only customary outdoor patio/lawn furniture and accessories may be left outside.
  • Tools, toys, fishing gear and other such items must be stored within the RV.
  • Larger outdoor recreational items, including but not limited to: kayaks, paddle-boards, coolers, boating/diving/fishing equipment, must be organized and neatly stored beneath the RV with every attempt to conceal these stored items and maintain the site aesthetic.
  • Each site is limited to one (1) RV and one (1) vehicle. If there is room on your site, you may park an additional vehicle if it does not stick out beyond your site area. Two vehicles are permitted on a case-by-case basis for long-term guests. Overnight guests may have more than 1 vehicle. 
  • Please close awnings, canopies and umbrellas when RV is unattended. Strong winds can cause serious damage or loss of property.
  • This park is on a septic system.
    • Never pour grease down the drain. Pour grease into a container and dispose of it as solid waste.
    • Scrape food waste into the garbage, not down the drain.
    • Nothing that doesn’t come out of a human goes into the toilet except toilet paper.
    • Baby wipes go in the garbage. Read that again.
    • Avoid long showers.
    • Report any drain issues to park management as soon as possible.
    • Again, put baby wipes in the garbage. Do not put them in your toilet or anywhere that goes to the septic system.

RV and Site Standards & Guidelines

Overall, the RV should look and function as it was originally designed. While we can’t provide a list including every possible scenario, following are a few examples that should be helpful:

  • RVs and trailers must be 15 years or newer or in great shape (Subject to management approval)
  • Doors, shrouds, panels, windows and coverings, etc. should be intact and not unsightly.
  • Exterior should be not unsightly, and should be free of obvious, poorly-repaired damages.
  • Tarps cannot be used for weatherproofing and awnings should be in good condition.
  • Air conditioning units should not be added through the walls or windows unless previously approved.
  • All hoses, wires, etc. should route through ports as originally designed.
  • Exterior should be free of duct tape, repair tape, excessive caulk, etc.
  • Isolated minor issues are generally acceptable, provided multiple issues aren’t combined to substantially deteriorate the appearance of an RV:
    • Minor body damage which has been properly repaired but is still visible.
    • Fading of decals and/or paint.
    • Minor window cracking, although replacements should be scheduled.
    • Damage from traveling that has just happened, especially if you have a repair plan.

We all need to be good neighbors to our fellow campers! No one likes to camp next to a messy site, and a messy campsite can be an open invitation to unwanted wildlife.

Trash

  • Help maintain a clean and tidy park by not littering. Please dispose of trash in the proper manner. This includes cigarette butts. Do not throw them on the park grounds.
  • Place trash in plastic bags and dispose of garbage in the park furnished dumpsters and do not throw personal garbage in laundry or other park trashcans. Overnight guests may put trash in RV park receptacles throughout the park.
  • Large trashcans are not allowed in your space. Dispose of each trash bag directly in the trash dumpster.
  • Storing of trash/garbage in vehicles, especially pickup trucks, is not allowed.
  • Overnight guests may put trash in RV park receptacles throughout the park.

Pets

  • Pets are allowed for short-term guests. Long-term guests may have pets on a case-by-case basis. For long-term stays, all pets must be registered at the office.
  • Maximum of 2 pets per site unless prior approval is granted. Pet rules compliance is mandatory. Remember — cats are pets too, and the rules apply to them. They are not to be let out to run loose.
  • Pets must be on leashes (maximum of 6 feet) when outside of RVs.
  • Pets must be accompanied by an adult when outside of the RV.
  • Pets must not be left outside in any manner without an adult present.
  • No pet shall be left tied or otherwise unattended at any time.
  • Pet poop of any kind must be picked up and bagged. Please do not put the bags down your toilet or in the sewer clean-outs.
  • Excessive barking will not be allowed. You will be asked to leave the park if this rule is violated.

Personal Vehicles

  • Vehicles must be well maintained (no oil leaks) and operate in a safe manner. Speed limit in the park is 5 MPH (miles per hour).
  • No repairs or maintenance may be done in the park, except emergency repair. Inoperable or unlicensed vehicles are not permitted in the park.
  • Vehicles are to be parked only in the space intended. Never park in an empty site or on the street.
  • Drive only on the roadways and never through an empty site.
  • All vehicular noise is to be kept to a minimum. Please be mindful of your neighbors when warming your diesel engines — they can be very loud.
  • Recreational use of motorized bikes, motorcycles or ATVs within the park is not permitted.

Prohibited Items

  • Mail – Will Not Be Accepted at the RV park. Do not change your address to the RV park address. There is a Post Office less than 5 miles away. 
  • Tents or Tarps
  • Pools, Hot Tubs
  • Outdoor Appliances except standard or camping size BBQ pits
  • Perimeter fencing
  • Clotheslines
  • Indoor Furniture Outside the RV
  • Open Trailers
  • Excessive Décor
  • Affixing to Trees
  • Excessive Storage Under RV
  • No ATVs or Side by Sides
  • Pet Pens
  • School Bus Pickup
